When faced with news that their property is subject to seizure & sale for non-payment of taxes, most property owners pay up.
Sometimes, it becomes necessary to sell the property as a last resort and the only way to clear title to property, get the tax paid and return stagnant properties to income-producing status.
Vacant and abandoned properties are fallow. In order to get them into the care of people who can return the property to current and productive status, we actively pursue their sale.
We prepare all necessary notices and citations by publication for each sale. One of our experienced attorneys oversees the sales process and is present in person for the actual sale. Properties are sold at a public auction to the highest bidder.
If the firm working with you is unwilling or unable, due to lack of experience or resources, to complete this level of follow through, then some of your taxes will never be recovered and some properties will continue to be a burden on your taxpayers in perpetuity.
mvba helps market your property tax sales to reach a bigger audience.
Once judgment is obtained, Order of Sale issued and published, mvba prepares a bid sheet describing the property to be sold and the minimum bid for each tract. We post the bid sheet on our website, mail it to local realtors, subscribers to tax sales in general and those who have contacted the tax office about the property in particular.
A person purchasing property during a property tax sale may be required to present to the officer conducting the tax sale a written statement from the County Tax Assessor-Collector stating that the purchaser does not owe any delinquent taxes to the County, school districts or cities in the County. If this requirement is imposed the purchaser will not receive a deed to the property purchased at the tax sale until the written statement is presented. Please contact the respective tax office.
